Hello, Greenwood Fields (GWF) Homeowners and Neighbors:

The neighborhood looks festive with holiday lights and greenery! In this last Newsletter of 2025,
we would like to update you on the Frequently Asked Questions (FAQ) Survey, review HOA
Board activities for 2025, and share goals for 2026.

FAQ Survey Update

Thank you to all who responded to the FAQ survey! Major areas of concern appear to be access
to Greenwood Fields-specific information, neighborhood communications, and parking.

Greenwood Fields Information and Communications
In the survey, we asked whether community members would find a public-facing Greenwood Fields-specific website helpful, and the answer was an overwhelming “yes!” With that feedback in mind, the
HOA Board approved moving forward on the creation of a Greenwood Fields website, which is now in the works. Stay tuned!

Using the survey responses we received, the Portal Subcommittee is developing a new FAQ fact
sheet that will be posted on the Portal and on the website.

Parking

The survey generated many questions regarding parking, including issues such as
where to park, guest parking, street parking, and enforcement. The HOA Board is seeking
volunteers to join the Parking Subcommittee. This committee will be short term and submit
recommendations to the Board by March 31, 2026. Members will review Town of Woodfin
ordinances, Mountain Village zoning requirements, GWF CC&Rs, Bylaws, and Architectural
Review processes. It will develop recommendations for parking design, policies, and
requirements. Please let the Board know if you would like to serve on the committee by emailing
greenwoodfieldshoa@gmail.com, with the subject line “Parking Committee.”

2025 Review

It has been a busy year for our HOA! Some brief highlights:

  • Stormwater: The Town of Woodfin is requiring Greenwood Fields to bring its Stormwater Management System up to State standards. The Greenwood Fields developer has agreed to make the necessary repairs and obtain the required Certificate of Compliance. Once completed, the system will be turned over to the HOA, which will be responsible for annual inspections and repairs.
  • Landscape: Partial repairs have been made to the embankment washout. The Town of Woodfin is expected to complete the work by the end of 2026. Mowing for Greenwood Fields common areas is done for 2025 and will resume in March 2026.
  • Communications: The Portal Subcommittee is working with Cedar Management to update and organize Greenwood Fields information on the Portal. The committee is also developing a public Greenwood Fields-specific website. The content will be controlled by the HOA. The Portal subcommittee surveyed Greenwood Fields homeowners and is developing a new Frequently Asked Questions (FAQs) resource that meets our neighborhood’s specific needs. Once completed the FAQs will be available on the Portal and the website.
    Frontier completed installing the infrastructure for high-speed internet.
  • Architectural Review: The Architectural Review Guidelines and Procedures for exterior alterations and the Review Request form have been formalized and are posted on the Portal.
    A Greenwood Fields resource list of contractors and vendors has been assembled and posted on the portal.
  • Budget: The Greenwood Fields HOA increased dues by $10 per month from $30 to $40 (or from $360 annually to $480 annually) to cover unanticipated expenses, upgrades, and maintenance to the common areas as well as adding to our reserves.

2026 Looking Forward

Looking forward, HOA Board goals for 2026 include:

  • Build the Mailbox Pavilion.
  • Create parking solutions based on community input.
  • Renovate the Greenwood Fields sign at the entrance.
  • Landscape the entrance after repair of damage caused by Helene.

Reminders

  • We have bears! At their November 13th meeting, the Town of Woodfin Council discussed retrofitting and bear-proofing trashcans and staff are researching solutions. In the meantime, more information on living with bears can be found here.
  • Garbage cans are to be put out on the day of pickup (CC&Rs, Article IV. 10. Garbage and Refuse Disposal, pg. 11). (And, we will add, this reduces the opportunities for bears to get into the garbage and spread it!)
  • Construction dumpsters are private property of the builders. Please do not place dog waste bags in the dumpsters.

Closing Thoughts

Greenwood Fields is a great community to live in. We look forward to working together to keep
it that way in 2026!
