MARCH 2026
Greetings, Greenwood Fields (GWF) Homeowners and Neighbors:
It’s beginning to feel like Spring! In this first newsletter of 2026, we would like to update you on HOA projects.
Website Launch
The recently launched Greenwood Fields HOA website is a great resource for everything you want to know about living in Greenwood Fields. There are links to information for utilities, community rules, Architectural Review, Cedar Management, and so much more! Check it out here.
The Greenwood Fields HOA Board of Directors would like to thank Alena Hall-Davis for all her hard work on creating the site and making this happen!
Stormwater
The HOA hired a professional engineer to assess what steps are needed to bring the Greenwood Fields Stormwater Management System (SMS) into compliance with the Town of Woodfin’s requirements. Representatives of the HOA Board met with the developer, who has agreed to bring the SMS ponds into compliance. The developer will obtain the final Certificate of Compliance as required by North Carolina regulations to turn over SMS maintenance and management to the HOA. As part of that process, the HOA will be working with homeowners in the neighborhood to sculpt and adjust small sections of landscaping to direct water into the SMS.
Landscaping
- The HOA Board would like your input on what common areas need to be repaired and upgraded. To facilitate the process, we can provide small maps of the community for residents to note their suggestions for common areas. Contact greenwoodfieldshoa@gmail.com for your copy. We look forward to hearing from you!
- The HOA has contracted Diamante Lawn Services to maintain the common landscape in the community. The contract runs from March 15 to November 30, 2026, and will cost $11,250 for the season.
Parking
The Parking Subcommittee is developing parking proposals to present to the Board at their April meeting. The committee is working with the Town of Woodfin Development Department and the Stormwater Management Department to determine what is needed to create additional parking in the community, including what types of surfaces for parking are acceptable. The committee welcomes suggestions and ideas for parking solutions. Please email your ideas with the subject line “parking solutions” to greenwoodfieldshoa@gmail.com.
Reminders
- Spring is around the corner! Now is a good time to think about exterior maintenance around your home such as touching up paint and addressing fences in need of maintenance and staining.
- Bears! The month of March brings some black bears out of hibernation. Be aware of your surroundings. Learn more about what bears do in March here.
- Construction dumpsters are private property of the builders. Please do not place dog waste bags and other household trash in the dumpsters.
- To communicate with the HOA Board, please use the greenwoodfieldshoa@gmail.com email address.
Last but not least: Call for photographs!
Do you have photographs of life, flora, or fauna in our community that you would like to add to the website? Please email them to greenwoodfieldshoa@gmail.com with the subject line “photographs.”

December 2025
Hello, Greenwood Fields (GWF) Homeowners and Neighbors:
The neighborhood looks festive with holiday lights and greenery! In this last Newsletter of 2025,
we would like to update you on the Frequently Asked Questions (FAQ) Survey, review HOA
Board activities for 2025, and share goals for 2026.
FAQ Survey Update
Thank you to all who responded to the FAQ survey! Major areas of concern appear to be access
to Greenwood Fields-specific information, neighborhood communications, and parking.
Greenwood Fields Information and Communications
In the survey, we asked whether community members would find a public-facing Greenwood Fields-specific website helpful, and the answer was an overwhelming “yes!” With that feedback in mind, the
HOA Board approved moving forward on the creation of a Greenwood Fields website, which is now in the works. Stay tuned!
Using the survey responses we received, the Portal Subcommittee is developing a new FAQ fact
sheet that will be posted on the Portal and on the website.
| INFORMATION | HOW TO ACCESS |
| Architectural Review Guidelines and Request Forms | Log in to Portal –> Documents –> Governing Documents –> Architectural Review |
| Covenants, Conditions, and Restrictions (CC&Rs) | Log in to Portal –> Documents –> Governing Documents –> Current –> Greenwood Fields CCR’s- Declaration |

Parking
The survey generated many questions regarding parking, including issues such as
where to park, guest parking, street parking, and enforcement. The HOA Board is seeking
volunteers to join the Parking Subcommittee. This committee will be short term and submit
recommendations to the Board by March 31, 2026. Members will review Town of Woodfin
ordinances, Mountain Village zoning requirements, GWF CC&Rs, Bylaws, and Architectural
Review processes. It will develop recommendations for parking design, policies, and
requirements. Please let the Board know if you would like to serve on the committee by emailing
greenwoodfieldshoa@gmail.com, with the subject line “Parking Committee.”
2025 Review
It has been a busy year for our HOA! Some brief highlights:
- Stormwater: The Town of Woodfin is requiring Greenwood Fields to bring its Stormwater Management System up to State standards. The Greenwood Fields developer has agreed to make the necessary repairs and obtain the required Certificate of Compliance. Once completed, the system will be turned over to the HOA, which will be responsible for annual inspections and repairs.
- Landscape: Partial repairs have been made to the embankment washout. The Town of Woodfin is expected to complete the work by the end of 2026. Mowing for Greenwood Fields common areas is done for 2025 and will resume in March 2026.
- Communications: The Portal Subcommittee is working with Cedar Management to update and organize Greenwood Fields information on the Portal. The committee is also developing a public Greenwood Fields-specific website. The content will be controlled by the HOA. The Portal subcommittee surveyed Greenwood Fields homeowners and is developing a new Frequently Asked Questions (FAQs) resource that meets our neighborhood’s specific needs. Once completed the FAQs will be available on the Portal and the website.
Frontier completed installing the infrastructure for high-speed internet. - Architectural Review: The Architectural Review Guidelines and Procedures for exterior alterations and the Review Request form have been formalized and are posted on the Portal.
A Greenwood Fields resource list of contractors and vendors has been assembled and posted on the portal. - Budget: The Greenwood Fields HOA increased dues by $10 per month from $30 to $40 (or from $360 annually to $480 annually) to cover unanticipated expenses, upgrades, and maintenance to the common areas as well as adding to our reserves.
2026 Looking Forward
Looking forward, HOA Board goals for 2026 include:
- Build the Mailbox Pavilion.
- Create parking solutions based on community input.
- Renovate the Greenwood Fields sign at the entrance.
- Landscape the entrance after repair of damage caused by Helene.
Reminders
- We have bears! At their November 13th meeting, the Town of Woodfin Council discussed retrofitting and bear-proofing trashcans and staff are researching solutions. In the meantime, more information on living with bears can be found here.
- Garbage cans are to be put out on the day of pickup (CC&Rs, Article IV. 10. Garbage and Refuse Disposal, pg. 11). (And, we will add, this reduces the opportunities for bears to get into the garbage and spread it!)
- Construction dumpsters are private property of the builders. Please do not place dog waste bags in the dumpsters.
- To communicate with the HOA Board, please use the greenwoodfieldshoa@gmail.com email address.
